The building lot location was itself a reason to start housing development here as it overlooks the central road of Panorama, faces south east with a ground inclination of 10% to the south. Furthermore, it is located in a broader area with high trees and it is surrounded by other residence complexes and detached houses. The simple volumes of residences were based on the following: the lot has a 31m street frontage and 48m depth, the pathway across the lot leading to the rear and allowing access by other landowners, and finally the aim was to create the largest green space possible. The 11x23m rhomboid shape proved the best choice in terms of siting. This shape allowed the construction of two 210 square meter residences, and another two 17 square meter residences, all of them on three levels. Each one had its own boiler room and an indoor parking lot, its own share in the garden and two outdoor parking spaces. The interior was designed and constructed to meet certain criteria such as comfort and high standard amenities (pre-installation works for: air conditioning and alarm system, entry phone, Jacuzzi etc).

These residences’ exteriors are coated with Serena dip notched marble at the ground floor whilst one can identify the thin and horizontal bay windows (erker) on the first floor. Stainless steel handrails and gutters add to this aesthetically pleasing result. 3/5 of the roof top is single pitched and has been coated with a 10cm layer of thermal insulation material and asphalt tiles. The remaining part of the roof can be accessed from all residences through a skylight and it is where outside air-conditioner units and TV antennas will be placed.

The selection of roof shape determines also the form of the street facades; breaking up their volume into two parts and allowing for different handling and disturbing the overall profile of the residences.

The surrounding area was a challenge from the very beginning due to the sloping ground. The use of environmentally friendly materials and the enhancement of green spaces was our primary design and construction goal.

The end use of the area corroborates the design options and the alternative construction solutions.
